The FMSbonds, Inc. investment banking team recently priced approximately $61.7 million in special assessment bonds for Platinum Ranch, a 1,715-acre master-planned residential development in Gunter, Texas.
The financings include $50 million for the Platinum Ranch Public Improvement District Improvement Area #1 project and $11.694 million for the district’s Major Improvement Area project. Centurion is the developer.
FMSbonds, Inc. has been the No. 1 Public Improvement District (PID) bond underwriter from 2017 through year-to-date 2026. Year to date, FMSbonds has priced or closed 41 Texas Special Assessment bonds representing more than $482 million. Since January 2019, the firm has marketed and underwritten 380 Texas special assessment deals totaling more than $4 billion in Texas bonds, accounting for approximately 93% of the state’s special assessment bond market by par amount.

At full build-out, Platinum Ranch is expected to include approximately 4,224-single-family residential lots. Improvement Area #1 encompasses approximately 242 acres and is planned for 962 homes on a combination of 50-, 60- and 70-foot lots. The Major Improvement Area consists of approximately 1,463 acres and is expected to include 3,262 single-family lots.
Construction of infrastructure serving Improvement Area #1 and the Major Improvement Area began in the first quarter of 2026 and is expected to be completed in the second quarter of 2027.
Plans also call for three amenity centers. The first two will include a pool, restrooms, shade structure, a sports court and playground. The third will be a regional amenity center and will include a clubhouse, pool, playground/sports court and trails.
The $61.7 million financing was part of more than $110 million in Texas special assessment bond issues recently priced by FMSbonds, Inc. over a three-day period.
